DIY repair from an old house modern cottage

In detail: do-it-yourself repair from an old house, a modern cottage from a real master for the site my.housecope.com.

Pros and cons of old houses

Building a house from scratch is a difficult and costly business. In many cases, it is much more economical and easier to purchase a finished house on the secondary market, as they say - not new. Usually, such a house is cheaper than a new building, and sometimes you can stumble upon a burning option and purchase excellent property with significant financial benefits.

Such houses have a number of advantages, the most important of which is that you can move in almost immediately after purchase. Of course, you will always have to make repairs, because everyone has their own ideas about the convenience and aesthetics of the house, but most of the repair work is possible without evicting the tenants.

Another significant plus is a fairly well-developed infrastructure, while plots under a new building, as a rule, are located almost in the middle of a clean field, and you have to wait not only for the supply of communications, but also for the construction of institutions necessary for a comfortable life (clinics, hospitals, schools, kindergartens , shops), the development of transport infrastructure, etc. An exception is the option with an elite cottage community: there the construction of new houses is carried out simultaneously with the supply of communications and the construction of all the buildings that make up the infrastructure.

In rural areas, old private houses are usually located closer to the center, which implies the presence in the immediate vicinity of a store, a medical center (polyclinic, hospital, outpatient clinic - depending on the size of the settlement), a kindergarten, a school, etc. In cities, such houses are located closer to the outskirts, away from industrial enterprises, in green areas.

Video (click to play).

The disadvantages of new houses are closely related to the peculiarities of Russian housing construction. During the Soviet era, private houses were built in rural areas (with rare exceptions), and most of them were wooden. Usually in such houses there are two or three small rooms, a kitchen, a veranda - a fairly typical project. The ceilings are low. Interior walls are most often plywood partitions. Conveniences - in the yard. By modern standards, such a house is only suitable for a dacha for an undemanding person. In addition, the walls are affected by bugs, rot, etc. That is, an old wooden house (from the time of developed socialism) usually requires major repairs and rather large costs to bring it into a comfortable state for living.

There are also many unfinished houses among the houses of this period - there is a house box, but the interior decoration has not been completed, and the house has been standing for years without maintenance, which does not have a very beneficial effect on building materials (for example, red brick, which requires subsequent plastering, gradually begins crack and crumble). Most of the unfinished houses are located in an area with undeveloped infrastructure, and communications have not been brought to them (there are whole cottage villages without electricity and gas supply, not to mention a telephone and other modern conveniences).

The best option seems to be fairly new houses - built since 2000. They most of all meet modern requirements for the comfort of living, external and internal decoration.

So, when deciding to purchase a finished house, you should carefully weigh your wishes and possibilities:

• appointment (seasonal or permanent residence);

• layout (as well as the possibility of redevelopment);

• the need for major repairs;

Often the house requires too much money to bring it into a "human" form. This is especially true of houses built with violations of building technologies, on fragile foundations or foundations that do not correspond to the soil.

DIY repair. From an old house - a modern cottage

A country house is a dream of many people. But good real estate costs a lot of money, so thousands of those who want to buy a house in the village face a problem: to buy a new or old house, completely finished or without finishing, is it worth insisting on the availability of all the amenities, or can you get by with the good old option for the convenience in the yard?

A German proverb says that only very stupid or very rich people buy old houses. In Russia, they say that the miser pays twice. Both of these statements are true, but not in all cases.

A solid brick old house is better than a panel new building. It is impossible to compare an old log house and a panel cottage. You just need to be able to choose an old house in such a way that there are no fatal flaws or problems that are too expensive to get rid of (for example, a dilapidated foundation - in this case, no solid walls, the presence of all communications, and even ultra-high-speed Internet will not save you). In addition, you need to be able to repair old houses, because the cost of repairs can be different, and a zealous owner will have an order of magnitude less money spent than someone who lets the work take its course.

This book will tell you how to choose a house, what to look for, what weaknesses are characteristic of old houses. You will learn how you can minimize the cost of repairing and restoring an old house, how to carry out repair work on your own.

Let your home be a model of coziness and comfort!

This is how it looked before the renovation. Rotten wooden frames, closed from the outside with a double film, from cold and wind. To the left is an old veranda with a drooping porch canopy.

For those who have to make repairs in their home, it appears.

These were the windows and sills.

They began to put the house in order from the foundation.

One by one, we open the corners of the house, remove the rotten logs of the crowns using a chainsaw, put the formwork, put large stones and rubble, lay the reinforcement so that its ends remain open (for later fastening it to the pouring foundation), we wrap the log of the crown with roofing paper and fill it with concrete. ready-made curbstone.

And so all four corners of the house and its middle, along the perimeter. In total - 8 pedestals. The process is time consuming, difficult, but the result is worth it. When the curbstones were finished, we made a mound around the entire perimeter. The continuation of the outdoor work was postponed until the following summer. And we took up the interior renovation of the house.

This is a large room and let's start with it. Before the renovation, it looked like this:

This is her right corner. and this, in the photo below, is the left corner. As I write a thread, I'll stick to these two angles.

First, all layers of the old wallpaper were completely torn off. The windows were still old, but we were already waiting for the masters to install plastic windows.

The old stove was dismantled. and the stove-maker folded a new one.

Installation of plastic windows. the further, the more terrible, but the result is important.

AND THE RESULT DIDN'T MAKE YOURSELF WAIT LONG. I decided to close one window completely and make one big one - there will be a dining room.

After installing the windows, the men began to dismantle the old floor, level the logs and put brick cabinets under them.

Then the floors were laid with old boards (they will serve for a very long time, since they are thick and dry), and in places where there were rotten ones, they were replaced with new boards.

And then my "female work" has already begun, I insulated the walls with penofol,

Installed a metal frame for walls and ceilings. my mistake was that first you need to do the ceiling, and then the walls, and not vice versa. I found the technique for performing these works on the Internet, I will not dwell on it in detail. If you have any questions, I will be happy to answer ,what do I know.

It is much more difficult to fix the frame on the ceiling, the neck hurts.

When the metal frame is completely ready, you can sew gypsum boards to it, preferably in a checkerboard pattern, starting from the ceiling! Do not forget to scatter the electrical wiring and hide it in the gafrochannel, behind the profile, and install the distributor boxes in a place convenient for you.

In this photo you can see wooden blocks, I screwed them on for the subsequent fixing of bookshelves. Exactly the same, only thinner, I fix them under the ceiling above the windows (for fixing the cornices).

When all the walls and ceiling are sheathed with gypsum board, we putty with a spatula and align all the joints between the sheets and the places where the screws are screwed in with this composition.

At the corners and seams, we lay a reinforced mesh for the strength of the joints, and after everything is dry, we sand it, apply a primer to the walls and ceiling.

And now the most interesting moment is wallpapering. I took vinyl white for the ceiling and with delicate roses on the walls.

When the wallpaper is dry, I by mutual agreement

invited a team of craftsmen to finish their work in this room on the windows (slopes and window sills).

After that, I glued the ceiling plinth, hung the shelves on the wall, put my flowers on the windowsills, which the guys from the company had already installed for us.

The carpenter helped put the interior door, only then I found out that it was standing upside down. (what a difference!) if only it functions normally.

I pasted the doorways with a white corner on a liquid nail. On the right side, the stove is new, heats all the rooms at once.

The firebox itself is in the bathroom.

I put a substrate on the rough floor, then fiberboard and linoleum. Then she screwed the floor plinths with self-tapping screws and voila-beauty.

This is the big room.

Some of you wanted to see more details about concrete pedestals, so I added details. So, a layer of windows was inserted, the house was sheathed with flat slate from the outside, and a mound was made around the house, until next summer.

Now let's continue about outdoor work, after the cold winter and spring. next summer.

When all the pedestals are ready, gradually, opening each side of the house from the blockage, we remove the rotten logs of the lower crown, dry them with waterproofing,

we install the formwork, lay the reinforcement, connecting it to the ends of the reinforcement of the corner pedestals and fill it with concrete.

We do this together with a man, under my strict guidance.

We make brickwork on the finished foundation.

And as expected, the blind area has been made. not quite ordinary.

This is all about outdoor work, home renovation. If you have any questions, ask, with pleasure that I know, I will answer. And for everyone who is interested, the continuation of the internal renovation awaits - the dining room!

In the summer, many people think about buying a country house, which you can come to on weekends to take a break from the bustle of the city, enjoy the singing of birds and the rustle of foliage. What to choose - a house in a holiday village or in a village?

Having decided to buy their own mini-resort, asphalt children who have no experience of suburban life, as a rule, tend to buy a house in a dacha cooperative, not suspecting that an almost complete lack of infrastructure - shops, post office, a land area.

A much more optimal solution for those who dream of real estate far from large settlements may be buying an old village house. This is exactly what the heroes of our today's story did - a young married couple who bought an abandoned building in a village in eastern Poland, and, together with designers from the Ynox studio, turned it into a stylish, modern house.

Continuation of the story of the portal user about how he reconstructs the house and makes his dreams come true.

Let us remind our readers that in the first part of the article it was told how a FORUMHOUSE user with the nickname val-lel became the owner of a land plot near St. Petersburg and an old house, which he decided to reconstruct.

We stopped at the fact that in 2009, after pouring the foundation, erecting a frame extension and reworking the roof, the area of the house increased from 92 sq. up to 287 sq. m. Then val-lel sewed up the gables, and the house went into winter.

The year 2010 has come and, despite the fact that it is 18 ° C outside, a member of the portal decided to continue working.

Although it's freezing outside, I sewed up the lower part of the cornices with a slab OSB. When it got a little warmer, my son and I sheathed the outer part of the frame with an inch board. When it got quite cold, the work was suspended.

In the spring, the remodeling of the house continued.

They decided to decorate the cottage from the outside with a block house or, as a fallback, use an imitation of a timber look. For this work, the user decided to hire a team (already the fourth). Taught by the bitter experience of communicating and hiring bunglers (first and second brigades), val-lel decided this time to act for sure. When an acquaintance of the user offered him his fellow workers, val-lel I decided to conclude a written agreement with them, which will spell out the deadlines, a list of works and responsibility for disrupting the delivery of the object on time.

I immediately told the guys that the material is mine, and they should have their own instrument. I don’t give advances, I don’t feed them with lunches. They smiled and agreed.

The relationship with workers is a "sore" topic of any private construction project, and the correct agreement is already half the battle. The user agreement provides for a clause on penalties for delaying work. The calculation of the amount of the penalty for late payment can be easily calculated, knowing the total cost of work and the number of pre-agreed working days. Dividing the amounts, we find the cost of one working day. Next, we prescribe a clause in the contract and warn the builders in advance that this amount is deducted from their salaries for each day that is overdue.

In this story, the guys first asked for 3 weeks to create the crate, install a windscreen and plank the house, but then they decided, just in case, to take 4 weeks. Let's say right away that the fourth brigade showed itself only from the best side and finished the work ahead of the stipulated date.

Moreover, the guys dissuaded val-lel from the use of a block house in favor of imitation of a timber, citing the fact that the block house, due to the uneven thickness of the board, can lead, and it is very difficult to align it. As a result, the user for a small fee (1000 rubles) sent the team to the construction base - to independently choose the material for cladding the walls of the house.

Their instrument spoke eloquently about the guys' approach to work. I once looked at the chisels, the quality of the sharpening is such that you can shave. The entire instrument is laid out in its place and is kept in excellent order. For the entire period of work, the men never asked me for anything. Why is it so important? This is a good sign of a quality approach to work. I know from experience. My godfather was building a house and hired "professionals" for this, who promised to do the job for cheap. So they ditched his own tool for almost the same amount as the construction itself.

The cladding of the house with imitation of a bar was done in such a way - so that the boards would not lead, two longitudinal grooves with a depth of about 1 cm were cut out from their back side.

Then the boards (145 mm wide and 22 mm thick) were rallied into a thorn-groove and pulled with self-tapping screws (pre-drilled a secret hole) to the crate.

Moreover, the workers themselves offered to do the work in this way. According to them: t. the board came from the base a little damp, when installed in the usual way it is impossible to achieve a flat surface, and the board bends. Having made the grooves, it was possible to level the bend, and the wall eventually came out straight and even.

After sheathing the house with imitation timber, it was time to install windows. It is worth talking about this point in more detail, since the user decided to install expensive energy-saving double-glazed windows in wooden frames, but at the same time he saved a lot.

I stopped by a construction trading company and gave them all the sizes and the number of windows I needed. As a result: for 9 windows "windows" billed me 167 thousand rubles. This amount was not included in the construction budget, so I began to think about how to reduce costs.

The user decided to hold a tender and choose the company that would offer the lowest price. To do this, he, taking advantage of the offer from the first company, removed the price and trade name from it and, on this basis, having compiled a technical task in the form of his proposal, sent it to 15 e-mail addresses of different "window" companies.

Soon proposals began to arrive. The most budgetary proposal again came from the first company (for 167 thousand rubles). val-lel decided to change tactics and go from the other side. The user sent his proposal to all the companies that responded to him. It said that he was ready to buy 9 windows from them, but at a price of about 100 thousand rubles.

Wherein val-lel He added in a letter that if the company would meet him and reduce the price, in the future he would buy more windows from them for the second floor, a sliding glass portal and additional glass structures.

As a result of the tender, all companies, except for the first one, dropped out. The company offered the user to buy 9 windows from them for 96 thousand rubles, provided that he would order windows for the second floor from them.

While the idea worked 100%, it was not without its problems. When the user ordered windows for the second floor, and they were brought to the site, it turned out that the windows did not match in color with the first batch. To get the color, the windows had to be repainted, and this is nerves, time and clarification of relations with the company.

As a result of all the twists and turns, the windows were installed. The next step is painting the walls of the house from the outside. The wife took over this work. val-lel.

First, the boards were covered with fire-retardant protection, then they were painted with four layers of paint.

While the wife was painting the walls, the user finished the floor in the kitchen-dining room. The work was carried out in several stages.

1. The subfloor filing boards were thickly impregnated with working off.

3. Insulated with stone wool, with a layer of 15 cm.

4. The top layer of insulation was covered with glassine.

5. We put a tongue-and-groove board measuring 96x45 mm.

Then we moved on to internal work. All wooden structures were generously antiseptic with fire and bioprotective agents. At first, the antiseptic was distributed with brushes, but then a sprayer was used to speed up the process.

We also installed a drainage system, built a porch-terrace and installed platbands on the windows.

2011 val-lel celebrated with his family already in his house. Although the interior of the cottage has not yet been finished, one already feels that this is a real family nest.

At this stage, the work has accelerated. With the help of men from the fourth brigade, the house was laid with floors in the corridor and on the second floor.

We present to you 18 striking examples of how you can make your home even more beautiful and welcoming in appearance! Landscaping changes, house exterior cladding, porch decoration, veranda renovation and much more!

To make the small cottage more welcoming and happy to look at, the designer opted for a sunny yellow for the facade and a cheerful turquoise for the front door. In addition, the design of the stairs has changed, a decorative extension under the windows has been added, and the lawn requiring constant maintenance has been replaced by an unpretentious garden with flowers and stones.

The gray and shabby façade of this house has taken on new life with the addition of vibrant red details! The designer also replaced the old concrete vases with modern black ones that match the color of the shutters, and added an antique-style stone fountain that harmonizes well with the old steps.

The appearance of this house was already good, but the owners considered it necessary to make it more open and welcoming, for which they had to sacrifice thickets of evergreens and replace them with low bushes. Notice how the beautifully greenish-yellow false cypress tree enlivens the landscape and blends in with the house's vibrant doorway and the plants on the upstairs windows.

A good example of how warm colors can drastically change an entire environment! And to make such an unusual combination of the color of the walls and the front door look appropriate, plants and pots that match the tone were added to them.

Built over 120 years ago, this white house gradually began to look like a mystical haunted mansion. To rid the neighbors of this feeling, it was decided to update its appearance in accordance with the best traditions of the Victorian style. Thus, at least 7 shades of paint were used to paint the facade of the building, and the front lawn turned into a formal garden with symmetrical plantings, connected by tiled paths.

Unlike example 3, the design of this house was redesigned to save the trees growing here by building a massive concrete support with wooden railings. The owners of the house only benefited from these changes, as they received a spacious veranda with a wooden floor as a gift.

Painted with white paint, the facade of this house looked rather strange, gloomy and unsightly, but it was worth changing the color to a darker one, decorating the courtyard with plants and colorful tiles, and it turned into a fun and colorful Spanish-style dwelling!

To make this building more appealing, the designer decided to use a light neutral color palette, which is much better suited to the lower part of the house, lined with stone. Also, the owners of this dwelling wished to have an unpretentious garden that does not require constant maintenance, so now we see boulders in it, alternating with bushes of local drought-resistant plants, and a charming flowering Canadian scarlet tree.

Here, homeowners wished to be able to relax in the courtyard, watching their children and interacting with neighbors. Their dream was fulfilled by expanding the tiny porch and adding new steps to it, leading to a wide aisle with a long, curved bench. A low white fence began to separate the front yard from the sidewalk and make it cozy, like an open-air room.

To bring this elegant home back to its historic style, the team of craftsmen decided not only to change the color of the facade, but also to add white moldings to it (between floors, above the windows and the garage). Thanks to this move and the soft two-tone palette, the house began to seem much larger and more imposing. In addition, the unsightly area to the left of the entrance has been transformed into a pretty terrace, highlighted by red bricks matching the purple front door.
